Why You Shouldn't Just Ask For A Proposal

Some people may be sceptical when I say this, but your choice of real estate agent to represent you in the sale of a property can be the biggest factor that influences your final sale price. But it is true. And there is plenty of data to support the theory

So when you are working through the list of agents for consideration, avoid the pitfall of simply asking for a proposal. Typically said like this…”Just send me what you think its worth, and how much you charge”

Because a written document with a few numbers on it offers no insight into the what they do and how they go about it. You need to get ‘belly to belly’ and really get a feel for their skillset and who they are as a human being. How do they respond when they are challenged? Can they provide a calm response with solid reasoning or do they go off topic. This will provide a clear insight into how they work with possible buyers around objections and negotiations.

What is their work ethic like? If you sent a message at 7.30pm at night would you get a response. Are they that committed to serving everyone. Make them work for it before appointing them. Do they deliver quality information on time, or do consumers have wait a few days?

Don’t take their word as gospel because it is what you want to hear. I shared a quote last week on social media from Warren Buffet that read “Honesty is a very expensive gift. Do not expect it from cheap people” Ask why they think what they are saying

In a real estate sale, you only know about what is presented to you. You make a decision on whether to accept the offer based on it being the best that has come up — but was a phone call or email not returned to another buyer through the campaign? Again, this is underlined by Integrity and Work Ethic

If you add up the full squads of every NRL team there are 480 players. Everyone one of them knows how to play rugby league. But they are not all equal when it comes to pressure, the extra commitment to training, experience from failures and mindset.

And neither are real estate agents.
